Hiring a qualified GC will bring their expertise into the preparation, building, quality control, and completion of your project. It is the best way to ensure your project will proceed in a timely fashion, and with the fewest possible "surprises". Homeowners that run their own jobs tend to not get the same attention and service from subcontractors and suppliers that the qualified GC will get. Remember, the homeowner represents only one job for the subcontractor or supplier, while the GC represents many jobs. While you may save a little money trying to GC your own job, it will be an enormous amount of work, and will most definitely take longer to complete the project.
1. Pay for a design which cannot realistically be built within your overall budget;
2. Deal with multiple and often mutually exclusive parties to resolve discrepancies between the design and the plan/build specifications; and/or
3. Be subject to schedule delays and/or cost overruns if issues cannot be resolved quickly between all vested parties.
In most home remodel / addition projects, the answer is, "Yes". However, every building department is different and has their own building guidelines (this varies by town). Every property has a set of zoning requirements that is defined at your local building department. Many of the requirements can be found online or by calling or visiting your city or county building department. We can help you after scheduling a free "in-home estimate" and/or "design consultation". The length of time it takes to "pull a permit" ultimately depends on your town. Most single story additions can be permitted in one to two weeks. Second story additions will often take 2 or more months.
Our advice is, "No". Do not get your own plans, and there are a couple reasons why;
1. Homeowners who get their own plans are often surprised by the project cost over run during the building of their project. As a result, their project must be put on hold.
2. During the building process, there are often changes that need to be made to the plans. This puts the responsibility back on the homeowner, which adds additional costs, as well as puts the job on hold.
3. A design-build contractor working with the homeowner during the design and planning stage will foresee and prevent most larger obstacles down the road. As a result, there will be fewer plan changes, less future costs, and fewer project delays.

We generally perform all demolition, carpentry and cleanup with our own workforce.
